Kitchen. “The cost curve for designer products gets very steep, very fast,” says Erwin Loveland, marketing manager for MossCreek Designs. “With some strategic choices, you can get 90% of the look of a high-end kitchen at 30% of the cost.” One example: Put a single high-end item in a high-profile spot, such as a granite countertop on the island. “People will see that, and it will automatically fill in their mind’s eye that the rest of the countertops are covered in granite too,” he says.

Fireplaces. Sure they seem romantic, but before you put them in the great room, the basement, the den, and the master bedroom, think hard about whether and how often you’ll use them. “When you are standing on a fireplace hearth, you are standing on real estate that costs $2,000 a square foot,” says Stephen Biggs of Town & Country Cedar Homes.

Bathrooms. Like kitchens, bathrooms come with a high price tag, so consider downgrading the amenities or putting in fewer of them.

Storage Space. Can you ever really have enough of it? No, says Alec Walker, chief architect at Tennessee Log and Timber Homes, so make plans upfront to ensure you co-opt potentially dead space for storage space. For example, build in bookshelves, drawers, or storage areas under staircases, in walls surrounding dormers, along stairway landings and in wide hallways.

Bedrooms. You spend a lot more time in your sleeping room than you realize, so make the most of their relatively low cost (usually around $75 per square foot versus $800 to $1,000 for the kitchen) and make them bigger.

Energy Efficiency. Do your part for the planet and your wallet by purchasing Energy-Star-rated appliances, installing on-demand water heaters and investing in high-quality insulation, windows and other features that cut energy usage.
