Components that are included in a turnkey contract can include:

• The complete log home, including appliances, interior painting and finishing, floor coverings and/or carpeting, blinds and drapery hardware, light fixtures, alarm and monitoring systems, among others.

• Exterior finishing, including all staining and topcoats, driveways, landscaping, fencing, exterior lighting, pools or jacuzzis, and even the mailbox.

After assessing several different factors (see sidebar on p. 13), companies will provide a turnkey estimate.

“If the original estimate does not fall within your budget, your designer will review your plan and suggest alterations to one or more of the design factors affecting the overall cost of your home,” says Jim Young, president of PrecisionCraft Log Homes & Timber Frame. “Suggestions may include reducing the size of your plan, eliminating complex aspects of the design, or reducing the density of log and timber materials. Our goal is to ensure that you get a design that you love, at an estimated cost you are willing to pay.”

The estimate may include all materials and labor included in the design and construction of the home, from foundation excavation to completion. Turnkey costs usually do not include land cost or
